Campus 6.3, the third building of the Campus 6 complex, has obtained the WELL Core & Shell certification at Gold level, awarded by the International WELL Building Institute (IWBI) – the world's leader in assessing the impact of buildings on people’s health and well-being. The project, thus, becomes the first office building in Romania to obtain all three prestigious WELL Core & Shell Gold, LEED Platinum and WELL Health & Safety Rating certifications, a proof of Skanska's concern for sustainable development and the efforts put into creating a healthy and safe environment.
Campus 6.3 is the only office building on the Romanian market with a portfolio of three certificates, including LEED Platinum - at the highest level, and WELL Health & Safety Rating, the standard that certifies the safety of buildings in terms of health, with implemented measures that guarantee long-term efficiency and the preparedness relating Covid 19. The project Campus 6.3, which had already obtained the WELL pre-certification at the Silver level, receives the Gold certification after the building`s performance verification.
WELL Core & Shell Gold certification is part of a performance-based accreditation and third party certified system, assessing the impact of buildings on the health and physical and mental well-being of the people who use them. High standards for air, water, and light quality in the office space, as well as the nutrition, comfort, physical and mental well-being of people who use the building, are amongst the factors that are closely monitored for certification.
Campus 6.3, the office building that encourages active lifestyle and supports physical and mental well-being and productivity
Campus 6.3 even managed to exceed the Gold certification scores by five points, and also outperformed by obtaining three distinct optimizations related to the level of environmental comfort, optimizing air and water quality and four other optimizations for innovation.
The building has received two optimizations for the exterior design of the space, which promotes and encourages outdoor physical activity, but also for dedicated spaces that allow a variety of physical activities, both indoors and outdoors, such as cycling, walking or running. One of the most innovative facilities that encourages having an active lifestyle even at the office is the rooftop running track, making Campus 6.3 together with Campus 6.2 the first office buildings in Romania to have a rooftop running track. In addition, the final layer of the running track is certified by the World Athletics (IAAF).
Other optimizations focus on the comfort elements: the acoustic comfort – achieved by implementing solutions that help reduce the indoor noise, the olfactory comfort, achieved by preventing strong odors in the workplace, and also in terms of lighting the space, providing adequate levels of natural light, essential for the health and well-being of the occupants.
Most and at the same time most difficult optimizations have been made for air quality improvement measures.
In this category, the Campus 6.3 building has managed to excel by exceeding the normative requirements in terms of providing more fresh air in office spaces, for a healthy, quality air environment. The building was awarded for the elimination of all harmful pollution factors through technical and exhaust solutions. Optimal air quality as well as the thermal comfort provided by dedicated heating and cooling systems that use the outside air, is another aspect that was successfully evaluated.
Moreover, the project also received awards for the biophilic design of the building and for the way it incorporates nature into the interior and exterior space, giving people the opportunity to connect with nature right through the office space.
”For us, obtaining the Gold certification is a recognition of the fact that we manage to give life to spaces where people feel good, safe, and that have a positive impact on their health and well-being. In a context that makes us realize the growing importance of these aspects, the Silver to Gold transition proofs that we are able to successfully adapt and bring the office spaces to the next level, which hopefully will become a standard for the whole market” - says Manuela Ozdemir, Project Manager at Skanska`s office development business in Romania.
The Campus 6.3 and 6.2 office buildings from Campus 6 were sold for 97 million euros and transferred this year in June to the new owner, S IMMO AG. The transaction that took place in December 2020 marked the beginning of the partnership between Skanska and the Austrian real estate company, and is Skanska's largest transaction on the Romanian market so far.
“For S IMMO, sustainability is not just lip service, but a crucial factor in all our decisions. Sustainability does not stop at climate protection either, but also means taking people's needs into account. The Campus buildings meet these requirements at the highest level and we are proud to have these properties in our portfolio.” says Herwig Teufelsdorfer, Chief Investment Officer of S IMMO AG.
By obtaining WELL Core & Shell certification at Gold level, but also with LEED Platinum and WELL Health & Safety Rating certifications, Skanska once again demonstrates a strong commitment to the health, safety and well-being of both people and the environment.
